Following a 4-year tenure in the US Navy, after high school, followed by achieving a degree in Accounting from Long Beach State University, Eric Christopher worked in Real Estate Accounting and Finance positions for some of the largest firms in Southern California. Eric began commercial brokerage and management in 1997 with Sperry Van Ness specializing in the North Orange County Multi-family market. Then, in 2006, he relocated to Long Beach and joined Marcus & Millichap's Long Beach there. He has been a Multi-family Specialist in the Long Beach market ever since.
Early in his Brokerage career, Eric noticed a disconnect with Property Management of his clients assets. Too often, the Owner had been self-managing their assets for many years but grow tired of the day-to-day burden as they approached retirement age. In other instances, when using outside management, the owner felt under served in one or more aspects. Thus began Eric's vision for WSC Property Management , built on three key principles: Integrity, Accountability and Results. The backbone of this framework is Eric's core skill set with financial statements and a level of detail orientation not always found with Property Management. produce excellent results for WSC clients.
In this day and age, leasing and tenant relations has changed drastically and has become much more involved. Residential tenant rights have increased and require different styles of interaction. Terminating tenants, at will, is now much harder. Good commercial tenants are hard to find, but understanding their business model is very important for viability.
WSC follows three important steps:
Unit marketing – Expose the space to as many prospective tenants through multiple channels
Increased tenant screening - WSC screens prospects with the normal background checks, and verification but also goes the extra mile and surveys the prospects current residence or location and then completes additional inquiries that increase probability of a successful tenant relationship.
On-going relations – WSC maintains the relationship in a positive, professional manner with excellent responsiveness and attention to detail. Handling small on-going detail issues can avoid much larger issues later.
